Investor decisions
Before you invest:
projects, risk and repayment.
Practical explanations for the decisions a brochure cannot make for you. Use them with qualified legal, financial and tax professionals.
What should I read before subscribing?
Ask for the private placement memorandum, subscription and operating agreements, escrow terms, relevant loan or financing documents, business plan and job-creation analysis. Check that versions and dates match. Ask about regional center status and project filings, but distinguish those from a government endorsement of safety or approval of your individual case.
How do I assess risk without a false safety score?
Separate immigration risk from financial risk. For immigration, review classification, lawful funds, job evidence and your eligibility. For investment, review how capital is used, senior debt, collateral limits, costs, construction assumptions, reporting and possible exit. A large projected job cushion does not prove repayment; a senior lender does not eliminate construction risk.
When can I expect my capital back?
The proposed maturity is a contractual term, not a guaranteed payment date. Extensions, project performance, availability of refinancing, repayment priority and applicable sustainment requirements can affect access to money. Immigration milestones do not automatically release capital. We coordinate current legal advice on the sustainment and redeployment rules applying to your investment and filing.
What if the project or petition encounters a problem?
Read the written issue first. A request for evidence, a petition denial, a project financing problem and a missed distribution are different events. Contact us promptly so we can coordinate the response with the relevant attorney or investment professional. Preserve records and establish any response deadlines. A denial does not itself promise a refund, and another project is not automatically available as a remedy.
What should an adviser disclose?
Before engaging, request written scope and fees. Establish who provides immigration, investment and tax advice and whether they are separately retained. Ask whether the adviser receives project-related commissions or referral compensation, who pays them and whether they vary between options. A free initial conversation does not mean later professional services or project charges are free.
